Thus, through this socio-legal investigation, compliance with current regulations on the land use license in the opening of commercial establishments in Sabanalarga Atlántico cordiality zone was analyzed. In order to determine the degree of compliance with the regulations on land use licenses and establish what their consequences are both for the exercise of commerce and for urban development. Through the results of the mixed method (quantitative and qualitative) from the surveys and interviews carried out, it was possible to verify a high number of violations of the current regulations on land use in the opening of a business establishment. In a large part of the business establishments studied, the violation of land use regulations is due to ignorance of the current provisions on the matter. ; Actualmente para abrir un establecimiento de comercio las normas jurídicas en Colombia requieren la licencia del uso de suelo.
